New Owner 101

ONBOARDING YOUR PROPERTY

Please use the following checklist to provide ZillaState with what we need to efficiently onboard your property.

MANAGEMENT BEGINS

Phew! Now that the hard part is complete, ZillaState can legally take your property off your hands.

We will now implement our property management processes and strategies to keep your investment churning. We want to customize your involvement to suit your needs. If you prefer high-touch or hands off, let us know, otherwise we shoot for the middle.

Through the owner portal you will have 24/7 access to important reports, work orders and all financials. If any major maintenance issues arise we will reach out immediately.

FINANCIALS

Rent is collected at the beginning of each month and held in a Trust account at an FDIC backed bank. Any bills incurred during the month will be deducted from these proceeds. At the end of each month all remaining rental proceeds will be paid out to you, the owner. Owners will be paid by either an ACH direct deposit or a paper check. An Owner Statement will be emailed at this time. This ledger will itemize all debits and credits and will include copies of all invoices.

If you are interested, we use a state of the art property management platform called AppFolio. It is incredibly user friendly for both owners and tenants. With this platform we are able to create financial reports, maintenance work orders and property performance diagnostics easily. It’s available 24/7. A link will be emailed to you as well as a new user guide.
